Which areas do you cover?
The main belt is Valliyoor, Nanguneri, Panagudi, Eruvadi and Tirunelveli. We also work on requirements in Tenkasi, Madurai and Chennai and with a trusted network of local agents across the wider Nellai region.
What types of properties do you handle?
Residential plots, independent houses, rental houses, commercial buildings and agricultural land. We help with buying, selling, renting, property search, documentation, negotiation and connecting serious buyers with sellers.
Do you handle both buying and selling?
Yes. We represent buyers looking for the right plot or house, owners who want to sell and landlords or tenants for residential and commercial rentals. The requirement is discussed openly before we begin.
Can you help verify land documents?
We coordinate checks for the patta, chitta and adangal, FMB sketch, encumbrance certificate, parent deed and title chain and DTCP or TNRERA approval where applicable. We also arrange a physical boundary check. This is practical guidance, not a legal opinion, so we recommend an advocate for formal title advice.
Do you work independently or with other agents?
Both. Daniel works independently on most mandates and also collaborates with a trusted circle of local agents. If the right property is not on his current list, the network often helps find it.
How is your commission decided?
The fee is discussed and agreed upfront, before any work starts. It depends on the property, the transaction value and whether it is a sale or a rental. There are no hidden charges added later.
Can I buy from Chennai or abroad?
Yes. For outstation and NRI buyers, we share site videos, document photos and honest updates on WhatsApp. We can coordinate site visits, advocate checks, power of attorney guidance and registration. You can take the decision without travelling for every step.
How do I arrange a site visit?
Message or call +91 75400 93136 with the property or area you want to see. Site visits are arranged by appointment, usually around your travel plan. The office is Lucia Land Promoters, on the left side of Nalanda Matriculation Higher Secondary School, Vadakkuvalliyoor.
What should I bring to a first meeting?
A rough budget, the area you prefer and the size you have in mind are enough for the first conversation. For registration later, you will need identity and address proof, PAN, photographs and the agreed payment details.
Do you handle agricultural land?
Yes. We handle paddy land, coconut and palm land and dry farm land around Eruvadi, Panagudi, Nanguneri and the villages near Valliyoor. We look at access, water, land classification, boundaries and the revenue records before introducing a property.
